Where to Stay in Semporna
Accommodation in the Semporna area divides into two distinct categories: island resorts on Mabul and Kapalai, which include diving and meals in their packages; and mainland budget hotels in Semporna town, used by travellers arranging day trips. The choice between them depends on how you are accessing Sipadan permits, what your budget is, and how much time you plan to spend diving. Most serious divers stay on Mabul.
Island Dive Resorts (Mabul Island)
Mabul Island’s accommodation ranges from budget dive camps to mid-range dive lodges to the higher-end Mabul Water Bungalows. All are positioned to maximise diving access: you are on the island, five minutes by speedboat from the best dive sites, and the logistics of gear, boat loading, and permit coordination are handled by the resort.
Package structure: Island dive packages are typically sold as three-night or five-night all-inclusive blocks — accommodation, three meals per day, multiple boat dives daily (including any Sipadan allocation), and equipment rental. Per-night prices run from RM400–600 for budget and mid-range dive lodges to RM800–1,500+ for overwater bungalow resorts. These packages represent good value when the dive cost is factored in — a comparable number of guided dives from a town-based operator would cost a similar amount without the accommodation or food.
Sipadan permit logistics: Island resorts allocate their Sipadan permit quota among guests. When you book a package, ask specifically how many Sipadan dives are included and on which days — some resorts have stronger permit allocations than others. During peak season (July to August, and major Malaysian school holidays), Sipadan permit availability is tight even for resort guests. Book packages at least three to six months in advance for these periods.
Budget dive camps: Several budget-oriented dive operators on Mabul offer dormitory accommodation with shared bathrooms from RM200–300 per night inclusive of dives and meals. Facilities are basic; the diving access is equivalent to the more expensive options.
Kapalai Dive Resort
Kapalai has a single resort — an overwater structure on a sandbar between Mabul and Sipadan. All accommodation is in stilted chalets over the water. Packages include all diving, meals, and accommodation. Rates start from approximately RM700 per person per night. The resort is small (approximately 45 rooms) and books out well in advance for peak periods. Suited to those who want a more isolated, exclusive experience; the diving is excellent but the Sipadan permit allocation is smaller than Mabul’s larger operators.
Semporna Town — Mainland Hotels
Semporna town itself has basic hotels used by travellers who are either transiting overnight between the Tawau airport and an island resort, or who are arranging day trips to Mabul by speedboat. Mainland hotels are functional and low-cost — the town has no beach, limited restaurant options beyond basic Malaysian and Filipino food stalls, and is clearly oriented toward serving the dive industry rather than hosting leisure travellers.
Budget hotels in Semporna town run RM60–150 per night for a private room with air conditioning. Dormitory beds are available from RM30. Most options are within walking distance of the waterfront and the dive operator offices; the difference between options at this price point is primarily the quality of the air conditioning and plumbing.
Staying in town and doing day trips to Mabul by speedboat (approximately RM80–120 per person return) is cheaper upfront but less efficient — transfer time to the dive sites adds up, and you lose the flexibility of early-morning and late-afternoon dives that island-based divers have access to.
Booking Advice
- Book island resort packages directly with the operator or through a specialist dive travel agent — Booking.com and standard travel platforms have limited coverage of Mabul’s dive resorts.
- Confirm Sipadan permit inclusion in writing before paying. Ask how many Sipadan dives are guaranteed and whether permits are held in-house or sourced from other operators.
- For peak season (July–August), aim to book at least six months ahead.
- Tawau Airport (IATA: TWU) is the arrival point for most divers; arrange transfer to Semporna in advance through your resort (typically RM80–120 per car, approximately 90 minutes).
Frequently Asked Questions
- Should I stay on Mabul Island or in Semporna town?
- Mabul Island is the right choice for anyone diving seriously. Island packages include accommodation, all meals, and multiple dives daily — the per-dive cost is competitive once you account for transfers and separately arranged dives. Semporna town makes sense only for budget transit nights, not as a diving base.
- How much does a Mabul Island dive package cost?
- Budget dive camps run RM200–300 per person per night inclusive of dives and meals. Mid-range dive lodges are RM400–600 per night. Overwater bungalow resorts at the upper end range from RM800–1,500+ per night. All figures are per person based on twin-sharing and include most diving.
- How do I confirm Sipadan permits are included in my booking?
- Ask the operator in writing how many Sipadan dives are guaranteed, on which days, and whether permits are held in-house or sourced externally. Operators with their own permit allocations offer more certainty than those sourcing permits from third parties. Get this confirmed before paying any deposit.
